My personal notes: (be aware that this are my experiences in Victoria Garden. In other places in and around Redding, this plant can behave differently)

Muhlenbergia rigens (Deer grass) is a Californian native grass. I have seen it growing in Lassen Park. Its native habitat, mostly not too far from a stream, provides the plant with some water, but once established this plant can be quite drought tolerant. If you prefer a lush looking greener grass, give it a bit more water.
It is a fast growing plant and matures quickly and looking great whole year round it can be a good alternative for a front lawn. It doesn't need a lot of maintenance, but looks at its best, when trimmed in late winter. You may use a hedge trimmer for it.
I placed this grass in a sunny spot near the parking area. It get some regular water, not directly, but dripping down from watering other grasses nearby.
